History

Founded in 2006 by Matthew and Michael Pestronk, Post Brothers Apartments is dedicated to developing and operating class A, best-in-class apartment buildings and complexes at a superior cost basis throughout Philadelphia. Through vertical integration, Post Brothers handles all business in-house, with expertise in leasing, construction and property management, development, general contracting, transactions, and financing. Today, Post Brothers is among the most active multifamily developers in Philadelphia, and has acquired twelve properties with over 2,900 rental units.

Post Brothers has an extremely successful track record of finding and exploiting unmet rental market niches that are in demand, and each of their completed projects has achieved a rent level far higher than what previously existed in its submarket.

 

Offering a differentiated product within the rental market, they serve completely unique and high-grade finish amenity packages while achieving a superior cost basis through in-house expertise and hands-on construction management. Through Post Brothers’ industry-best leasing and marketing team, they innovatively position and sell inventory as high-end consumer products and successfully achieve rent and lease-up paces that significantly outperform the metro market.

Post Brothers does not perform any third-party management, personally overseeing all general partner duties for their developed properties.

As CEO, Michael Pestronk heads all property development and operational activities of the company. Post Brothers was founded in 2006 and since that time Mr. Pestronk has focused exclusively on creating a best-in-class enterprise with a current portfolio of in excess of 3,000 Class-A apartments and 200,000 sf of urban retail space, with total equity raised of $350 million and a stabilized value in excess of $1.4 billion. Michael has 14 years of experience in the multi-family real estate industry, having previously worked for NWJ Companies and Historic Landmarks for Living, as well as being a principal of Iron Stone Real Estate Group, where he was collectively responsible for the repositioning, operations and capitalization of over $300 million of real estate. During this time his responsibilities encompassed all aspects of apartment ownership including acquisitions, financing, development, construction, management, and leasing. During 2004-5 he was fully engaged in the property and asset management leadership of Historic Landmarks and was instrumental in the operational turnaround of a large portfolio of urban Class-A apartments, where he increased NOI without capital spending, and facilitated a $200 million recapitalization of the portfolio. Michael takes great pride in his focus on identifying the right product to build, building simultaneously with high quality and cost effectiveness, and rapidly renting all of our units at top of the market rents.

Matthew Pestronk is co-founder of Post Brothers, a real estate investment, development and management company with singular and unique expertise in urban real estate development. Matthew has 18 years of real estate experience. Matthew serves as President of Post Brothers, where he has sponsored Class-A multifamily development projects, mixed use and retail projects comprised of over 3,000 apartment units and over 200,000 sf of urban retail space, with total equity raised of approximately $350 million since 2006 and a stabilized value in excess of $1.4 billion. Matthew is responsible for identifying, structuring and executing acquisition opportunities, developing target markets, and all equity and debt financing. Matthew was previously the youngest Managing Director in the 86 year history of The Ackman-Ziff Real Estate Group, where he has arranged over 50 equity and debt financings totaling in excess of $1 billion of placed capital on behalf of an entrepreneurial and high-net worth client base across all major asset classes. Matthew serves on the Executive Committee of Jewish Federation of Greater Philadelphia's Real Estate affinity group (JFRE), West Nottingham Academy, Philadelphia Holocaust Remembrance Foundation and Beat the Streets Philadelphia.

Chief Financial Officer
Jon leads Post’s Finance & Accounting group providing accounting, financial reporting, income tax, Investor and borrower related services as well as general administrative oversight for its real estate development projects and its construction, property management and real estate development businesses. Jon also oversees Post’s financial planning and budgeting processes and is integral to its acquisition and disposition activities. Jon has 22 years of experience as a Chief Financial Officer leading finance, accounting and capital markets teams after starting his career with 6 years of Big Four public accounting experience. For the last 12 years, Jon has served as CFO for real estate development and construction businesses. Previously, he was CFO at Questar Properties and O’Neill Properties Group, both regional developers and builders of commercial real estate and multifamily properties. Jon helped lead Questar’s development and construction of over 2,000 multifamily units and O’Neill’s development of over 2 million square feet of property in joint ventures with several prominent institutional partners. Jon has extensive experience in all facets of construction and development related real estate finance and has helped lead over $2 Billion of real estate financing activities. He received his Certified Public Accounting License in 1986.

Ryan McCaffrey is the General Counsel of Post Brothers. Ryan is a seasoned real estate attorney with a wealth of legal experience representing sophisticated entrepreneurial and institutional real estate clients across billions of dollars of transactions. Prior to joining Post Brothers in the summer of 2014, Ryan was a real estate and corporate attorney at Sullivan and Cromwell, and prior to that Ryan worked for Kirkland & Ellis LLP. In both roles, Ryan represented real estate private equity sponsors, investment banks, high net worth individuals, developers, real estate operating companies, and hospitality clients in all aspects of private equity real estate transactions, including acquisitions and dispositions, joint ventures, structured finance, and general corporate counseling for transactions totaling billions of dollars. In 2010, Ryan represented a client in completing a recapitalization of its portfolio of 168 limited service hotels across 33 states valued at $1.6 billion, which, at the time, became one of the largest real estate securitizations since the financial crisis of 2008. Ryan is also an adjunct professor at the University of Notre Dame Law School teaching a class on the practice of transactional law and previously served as a member of the Sullivan & Cromwell LLP’s commercial real estate training committee, where he taught various continuing education sessions on structured finance, financing ground leases, and emerging case law in the real estate market place. Prior to attending law school Ryan was the President and Co-Founder of McCaffrey Realty Professionals, a residential real estate brokerage company. He holds a J.D. from the University of Notre Dame.

Randolph Hope is a development and leasing professional with a diverse background in both multifamily and retail real estate. Randolph is responsible for leading Post Brothers retail development in addition to asset management of its growing portfolio. Prior to joining Post Brothers in 2014, Randolph was a Director at Panther Properties in which he was integral in growing the company from its first acquisition in 2010 through its completion of it first fund in 2014. Randolph oversaw the acquisition and development of more than 3,600 apartment units across 13 communities throughout the Southeastern United States. The portfolio created has a value in excess of $450 million and more than $100 million of equity capital invested. Prior to forming Panther Properties, Randolph was Vice President at Metro Commercial Real Estate the leading retail real estate brokerage firm in the Mid-Atlantic region. While at Metro Commercial he completed in excess of 350 lease and sale transactions with consideration in excess of $300 million.

Yvette heads Post Brothers' property management division, overseeing over 35 employees across 1,100 units. Yvette has 20 years of high-level property management experience with progressively increasing responsibility across multiple sectors of the multifamily management industry. Yvette has won multiple awards for property management throughout her career and brings a dynamic skill set to Post Brothers. Prior to joining Post, Yvette managed a portfolio of 12 properties in Florida and Georgia for Winn Residential. In 2002 Yvette won the MetLife Award for best affordable/market rate housing in the United States. Yvette's proven experience of maintaining high occupancy and top of the market rents give Post Brothers the confidence to take on any project in the future. Prior to joining Winn, Yvette worked with The Ingerman Group as site manager at Cricket Court Commons, a 200 unit property in Philadelphia, where she was able to reduce operating expenses and increase rents, while maintaining 99% occupancy over a 3-year period. Yvette began her career with Alan Klein Properties in 1992 where she managed a large scattered site portfolio and was able to consistently drive rents, maintain 100% occupancy and deliver outstanding resident service.

Sarina leads Post Brothers' Development projects, specializing in complex project planning, contractor negotiations, and all aspects of project management. Sarina previously worked at SgRA Architects where she was the senior project executive. At SgRA, Sarina managed over $400 million of projects from 2007-2011, including the Le Meridien Hotel and the Parc Rittenhouse, two extremely high-profile adaptive reuse projects in center city Philadelphia. Before SgRA, Sarina was employed by Kramer Marks Architects as a Project Manager/Architect. Sarina began her career as a Junior Architect with Polatnick Zacharjasz Architects where she completed over 100 small commercial projects. Sarina received her Bachelor of Architecture from Drexel University.

A native of the Ukraine, Alex joined Post Brothers as VP of Construction in 2011. Alex came to the United States in 2003 speaking no English and in 2005 started his own construction company, CCP Construction, specializing in historic renovations and adaptive reuse projects. CCP completed over 50 projects and at it's peak employed over 28 employees. CCP was instrumental in brining in Post's earlier projects on time and under budget, and as such Post decided that Alex's invaluable capabilities were instrumental in our continued growth. Alex joined Post in April of 2011. Alexander began his career in 1993 as a telecommunications engineer in Ukraine and in 1996 joined Ukrtelecom, the largest telecommunications company in Ukraine as engineering project manager. Alexander was promoted to Vice President of Engineering & Construction in 2001 and as such was one of the top executives at the enterprise. Alexander graduated from the University of Kiev, Ukraine in 1992 with a Masters Degree in science, specializing in super conductors.

Jason Cohen has joined Post Brothers with a 35-year professional career that has been focused specifically on commercial real estate from all sides of a transaction, from borrower to lender to broker. Prior to joining Post Brothers, Jason created a debt and equity platform at Mission Capital that grew from 2 people in 2009 to more than 30 employees in 3 offices. Prior to Mission Capital, Jason worked at Ackman Ziff, where he handled commercial debt and equity financing for third parties. While at Ackman Ziff, Jason met Matt Pestronk where they frequently collaborated on projects. In the mid and late 90's Jason was employed by a private New York property owner. There he handled financing, acquisitions, workouts, leasing and other projects related to a large portfolio of multifamily and commercial properties in the Midwest and Northeast. During the early 90s, Jason worked for the RTC negotiating loan restructuring, foreclosures and note sales. In the early part of his career Jason held jobs as a commercial real estate appraiser and Bank loan officer.
